Pricing

IMPORTANT things you need to know

1. Pool is seasonal and open between November and April approximately. (You use the pool at your own risk when it is not officially open as we don't service it then as it is way too cold to use). Please BYO POOL towels as this keeps costs down for all. There are NO pool lights for night use due to council restrictions on noise. Please contact us if you have any questions about specific pool open dates for that year as it does vary depending upon weather. Note its 1m shallow end and 2m deep.

2. When arriving in WINTER, ensure you DO NOT turn every portable fan heater on at once! And ensure the portable room fan heaters are plugged in to powerpoints marked HEATING otherwise you will trip the circuit breakers and there will be no power including internet to the house. This inconveniences us as well as you because we cannot remotely run the farm operations including cattle trough and electricity monitoring without internet. We have upgraded the electricity wiring in the house so that it balances the loads of heating and cooking. If you do trip the circuit breakers, you will lose power to a part of the house and you will need to call us to reset fuses in the fuse box. There is a reason why we recommend arriving before dark and allow checkin from 1pm so that you can get fireplaces going without the instant turn on of electric fan heaters all at once.

3. ​There's no central heating because this house is eco-designed and well insulated. In winter you keep warm with Wood Fireplaces and fan heaters.

4. In Summer, it rarely goes above 30C being a cool climate region. Keeping blinds down in Summer, windows open to catch the cool nightly breezes and with portable fans, there is NO aircon.

5. ​No Pets as there is no secure fencing and strange dogs bother the cattle going to their water trough adjacent to the house grassed areas. This includes inside dogs as we've had prior bad experiences on the carpets.

6. This is "pre-loved" holiday home which we focus on guest affordability and value for money over luxury, so don't expect everything to be new/luxurious.

7. We have recently changed our pricing model due to higher number of cleaning hours required for large family groups. We have found it's not fair to burden those with less than 8 with such costs and therefore will charge an additional per guest price beyond 8 to cover the additional time required. This also means we only provide the number of towels for each guest booked, so please be accurate with your guest numbers. We can accept a reduction of guests 1 week before arrival date if this impacts the price, but within 1 week of arrival, we are unable to change the house set up then. Should we discover that more people stayed than paid for, we will rate you down and potentially charge for the extra guests. We can tell due to the smart electricity metering.

8. If you do have camper friends/family wanting to stay when you are there, we welcome them to book our camping spot on Hipcamp. Note if they are not self contained with toilet, we would expect them to pay for the extra Toilet option on Hipcamp. It is not fair to hosts to have extra people use the property facilities like toilets/shower/electricity without paying for them. The total number of the guests inclusive of Hipcampers is 16 as per NSW Short Term Holiday let legislation.
